This study examined the role of Local Planning Authorities, development control and the challenges associated with land use development in Auchi, Nigeria. The study assessed the effectiveness of development control mechanisms, identified the major challenges confronting land use regulation, and evaluated the extent of compliance with planning regulations among property developers. A survey research design was adopted. Out of the twenty-four (24) quarters constituting the five zones of Auchi, fifteen (15) quarters were selected from three zones, namely Akpekpe, Iyekhei, and Utsogun. A total sample size of 305 questionnaires was administered to residents, property owners, and planning officials using systematic and purposive sampling techniques. Data collected were analyzed using descriptive statistical methods such as frequencies, percentages, and tables. Findings revealed that inadequate manpower, corruption, political interference, weak enforcement of planning laws, and poor public awareness constitute major challenges to effective development control in Auchi. The study recommended strengthening institutional capacity, improving public enlightenment, digitalization of planning approval systems, and strict enforcement of planning regulations to ensure sustainable urban development.
